Summary:
12 Packard Way is a transformative urban infill development located in Brockton’s Warren Ave / Packard Way Neighborhood. The site, which had long sat vacant and underutilized, contributed little to the surrounding neighborhood. Thelwell Group saw an opportunity to convert this dormant lot into productive housing that strengthens the street and supports long-term neighborhood revitalization.
Thelwell Group has led the project across the entire development lifecycle — securing control of the parcel in March 2025, completing all entitlement and zoning requirements, arranging project financing, and officially acquiring the site in October 2025. We continue to oversee construction execution, architectural direction, and delivery through final sale.
By introducing modern, efficient, two-family housing to a previously inactive parcel, 12 Packard Way demonstrates our commitment to thoughtful infill development and to bringing new life to Brockton’s residential fabric.
